"I give this one star because irrespective of the surveyor duty and skills involved in a undertaking a property survey, it needs to be presented fairly and without ambiguity. I had a home report done - the onus being on the seller- which identified some low level damp. Because of the word 'rot' as well as damp, the impact of this report has been catastrophic and I have now had to remove my property from the market. Based on the way the issue was phrased, feedback from buyers was they assumed the property was riddled with wet rot and had serious damp issues - This is the main deterrent with my kind of older property- Scotland is not optimal for dry arid conditions and the flat is 120 years old. I believe that this phraseology and the high valuation price (that sat at odds with market forces, other agents views and pitched my flat well above expectations) has been THE significant cause of inability to sell my property given perception it would be a financial burden to remediate ( I had two v moderate quotes which could not be acted on whilst it was on the market ). I later had a damp expert examine the property and his view based on 40 years of experience, was there was no discernable damp (smell touch and visually) - he could have charged me for work but he as an honest expert didn't feel it was neccessary. His advice was ventilation and possibly a dehumidifier in the depths of winter. There are concerns about property agents utilising high valuation prices to try and achieve high prices but don't lose due to their fees if the property as mine did fails to sell. I spent over £3000 as well as the cost of the survey and the effect on my health has been catastrophic. I don't think Shepherds care nor take any of this on board....money drives everything it seems"

"The property questionnaire did not allow for entry that part of the front garden belonged to the property. The property questionnaire asked whether there were guarantees. The answers were duly given but not reflected in the home report which gave a very negative view of the roof when it had been renewed in the last two years with a 10-year guarantee. Amendments were made as requested but the dates quoted in the home report were incorrect. The time taken for the exchanges and amendments to be corrected meant that there was a delay in the property being put on the market. Thankfully the estate agents managed to secure viewings almost immediately."
